Qualifications

• Bachelor's degree (B.A.) from a 4-year college or university or job-related experience preferred.
• Must demonstrate literacy in the English language including reading.

Responsibilities

• Travels and works from site offices, inspects field operations, reviews reports and determines progress of occupancy and maintenance.
• Administers company policies related to regulation, marketing, operations, safety, and property maintenance.
• Assists the Regional Property Manager in communicating and enforcing directives laid out in company policy.
• Reviews budgets and assists in preparation of property budgets.
• Ensures approved budgets are implemented and followed to promote efficiency and profitability.
• Coaches subordinate managers to accomplish financial objectives by rent collection, paying bills, forecasting, preparing budgets, scheduling expenditures, analyzing variances, initiating corrective action.
• Reviews property management reports for assigned locations to ensure standards are upheld.
• Maintains and reinforces training for on-site employees, including lease processes, reporting, rent collections, and maintenance procedures.
• Enforces occupancy policies and recertification processes for residents.
• Evaluates staff performance and recommends corrective action or dismissal when necessary.
• Establishes rental rates by surveying local rates, calculating costs and profit goals.
• Develops and executes marketing plans to attract residents.
