Job summary

Blue Emerald seeks a senior, licensed property manager to run its Pierce County portfolio with minimal supervision. You will keep properties compliant with Fair Housing and Tacoma rules, renew owner agreements, and foster owner relationships, while expanding the book of business and managing leasing for residential and commercial tenants.

You must have a WA real estate license and 5+ years of hands-on management, with multifamily experience preferred.

Qualifications

• Active Washington real estate license is required.
• Five+ years of hands-on rental property management.
• Multifamily experience strongly preferred; commercial experience is a plus.
• Familiarity with RCW 59.18, Fair Housing, and rent-increase notice rules.

Responsibilities

• Run the portfolio day to day and own the results; set priorities and propose solutions.
• Serve as the owners' main contact and renew management agreements.
• Win new business, especially multifamily; present services to new owners.
• Manage leasing end-to-end: marketing, screening, leases, moves, renewals.
• Coordinate maintenance and vendor contracts through AppFolio; ensure compliance.
