Blue Emerald is a second-generation real estate firm with a mixed portfolio in and around Pierce County: single-family homes, multifamily, and commercial. We want a senior, licensed property manager who runs the portfolio with minimal supervision, keeps every property in compliance, and treats owner relationships as the core of the business.
What you'll do
- Run the portfolio day to day and own the results. Set your own priorities and bring problems to us with a solution attached.
- Serve as the owners' main contact. Keep them informed, renew their management agreements, and earn their referrals.
- Find and win new business, especially multifamily: expand with current owners, follow up referrals, and present our services to new ones.
- Run leasing end to end: marketing, screening, leases, move-ins, move-outs, and renewals, for residential and commercial tenants.
- Coordinate maintenance, turns, and recurring service contracts through our vendor network in AppFolio.
- Work with the office manager on monthly owner statements and year-end 1099s.
- Keep every property compliant with Fair Housing law, Washington landlord-tenant law, and local rules, including Tacoma's.
What you bring
- An active Washington real estate license (required).
- Five or more years managing rental properties yourself, not only leasing.
- Multifamily experience (strongly preferred). Commercial experience is a plus.
- Command of RCW 59.18, Fair Housing, and current rent-increase notice rules.
- A record of keeping owners and winning new ones.
- Daily use of AppFolio or similar. We also run on Trello, Google Workspace, and Dropbox.
- Clear writing, a driver's license, and a reliable vehicle.
Pay and benefits
- $42–$48 an hour, depending on experience.
- An incentive paid on net growth in management fees, so growing the book pays you directly.
- Health reimbursement through a QSEHRA: up to $250 a month for individuals, $500 for families.

- Three weeks of paid vacation in year one, rising to four weeks, plus nine paid holidays.
- Washington paid sick leave, accrued separately from vacation.
