Job summary

Smartsearchonline is seeking a Property Manager in Bellflower, CA to oversee a diverse property portfolio including commercial, retail, and hospitality assets. You will manage financial oversight, budgets, CAM reconciliations, and tenant relations while mentoring the property management team.

The role requires 10–15 years in property management, strong negotiation skills, and proficiency with Yardi Breeze. Onsite work at the Bellflower HQ with occasional travel is expected.

Qualifications

• 10-15 years of progressive property management experience across commercial, retail, and hospitality portfolios.
• Strong financial acumen with budgeting, variance reporting, and CAM reconciliation.
• Experience in lease negotiations, legal document review, and broker/vendor management.
• Supervisory experience with ability to mentor and lead property management staff.
• Excellent communication, negotiation, and relationship management skills.
• Proficiency in Microsoft Office; Yardi Breeze strongly preferred.
• Bachelor's degree in Business, Real Estate, or related field preferred.
• Valid California Driver's License required.

Responsibilities

• Oversee financial oversight, reporting, budgets, and CAM reconciliations for multiple portfolios.
• Lead leasing activities: property showings, LOIs, negotiations, and lease drafts.
• Manage renewals, amendments, terminations, and income projections.
• Draft and review legal documents in coordination with ownership and counsel.
• Ensure compliance with taxes, insurance, and local regulations.
• Direct capital projects, bidding, oversight, and final review.
• Foster tenant relationships, handle escalated issues, and coordinate with stakeholders.
• Mentor Property Managers and staff; align team goals with ownership strategy.
• Oversee SteelCraft operations, events, partnerships, and marketing campaigns.
