SENIOR PROPERTY MANAGER

POSITION

The Senior Property Manager will report to the Senior Asset Manager.

LOCATION

Dallas, TX

RESPONSIBILITIES
  • Manage buildings, problem solve, and documentation as a key participant in the property management process.
  • Conduct periodic property visits and inspections to ensure properties are well-maintained and building systems are fully functional.
  • Establish and maintain positive relationships with tenants, addressing concerns and ensuring lease compliance.
  • Establish and maintain positive vendor relationships.
  • Troubleshoot issues, identify areas for improvement, and make recommendations or provide solutions.
  • Oversee projects as needed or directed by management.
  • Assist leasing team and broker during lease negotiations regarding tenant improvements, costs, and related matters.
  • Bid, negotiate, and present recommendations for approval of projects such as tenant improvements, repairs, and renovations.
  • Ensure a competitive bidding process and thorough review of project scope and costs.
  • Oversee the construction of approved projects, ensuring timely completion within scope and budget.
  • Review and approve operating expenses in accordance with company policies.
  • Assist in determining CAM expenses and review CAM reconciliation and collection.
  • Prepare annual budgets and monitor expenses to meet budgets.
  • Submit reports timely and participate in property status meetings with detailed information.
  • Oversee daily operations, ensure timely task completion, and support in-house maintenance staff.
  • Maintain effective communication and monitor performance of third-party management staff.
QUALIFICATIONS
  • Bachelor’s Degree
  • Minimum of 5-7 years of broad-based commercial property management experience.
  • Strong communication skills with internal and external stakeholders.
  • Understanding of contracts, leases, and leasing objectives.
  • Customer service and tenant relations skills.
  • Ability to manage bids, vendors, and contractors.
  • Professional presentation in all communications.
  • Strong time management and organizational skills.
  • Ability to work independently and exhibit initiative.
  • Work ethic suited for a fast-paced environment.
  • Team player with ability to collaborate with management, tenants, contractors, and accounting.
  • Proficiency in MS Office; experience with Yardi is a plus.
