Job summary

Columbia Ridge Management in Cincinnati, OH, is seeking a hands-on operations leader to work directly with owners. You will run daily operations, lead the maintenance team, and show units, driving occupancy, resident satisfaction, and financial performance.

Qualifications

Responsibilities

• Oversee leasing, renewals, resident relations, and marketing.
• Manage day-to-day operations including move-ins/outs and lease enforcement.
• Lead maintenance team and vendors from work orders to turns and renovations.
• Monitor budgets, capex, and compliance, and review P&L.
• Conduct property inspections and resolve issues promptly.
• Build systems in AppFolio and assist owners with growth planning.

The Role

This is a hands-on leadership role working directly with the owners. You'll run daily operations, lead our maintenance team, and show units. Drive occupancy, resident satisfaction, and financial performance through team leadership, leasing, maintenance oversight, and budget management. Tenant-focused role in a growing, service-driven firm.

What You’ll Do

• Oversee leasing, renewals, resident relations, and marketing
• Lead day-to-day operations: resident relations, renewals, move-ins and move-outs, and lease enforcement
• Lead our maintenance team and vendors, from work orders and preventive maintenance to turns and renovations
• Monitor P&L, budgets, capex projects, and compliance
• Conduct property inspections and resolve issues promptly
• Build better systems in AppFolio and help the owners plan for growth

What You Bring

• 3+ years of multifamily property management experience, including leading maintenance staff or vendors
• Strong financial skills: collections, budgets, P&L, and Excel
• AppFolio experience preferred (similar software considered)
• Strong leadership, communication, and an entrepreneurial spirit
• Comfort with evening and weekend showings; valid driver's license and reliable vehicle
• CAM, ARM, or CPM a plus; background check and drug screen required

Competitive base salary plus a performance bonus tied to occupancy, delinquency, turn time, and resident retention.
