Job summary

The Lightstone Group is seeking a Superintendent to oversee maintenance and resident services at 365 Bond Street, NY. You will supervise staff, manage budgets and ensure timely, quality repairs and make-readies.

Responsibilities include organizing inventory, coordinating with contractors, maintaining safety standards, and reporting on maintenance performance to property management. A strong customer-service orientation and technical maintenance background are essential.

Qualifications

• Experience managing property maintenance and staff; residential property management experience preferred.
• Valid driver’s license and proof of auto insurance; driving record must meet eligibility requirements.
• Strong customer service skills and ability to build rapport with residents and staff.
• Analytical ability, problem solving and strong organizational skills.
• Accuracy and attention to detail; ability to handle multiple priorities.
• Able to meet deadlines and available after hours for emergencies.
• Strong written and verbal communication skills.
• Proficient in Microsoft Office products.
• Experience with vertical and horizontal heat pump troubleshooting and repair.

Responsibilities

• Oversee and perform routine and preventive maintenance to protect property integrity.
• Supervise and train maintenance personnel; assist budget planning and cost control.
• Maintain records of expenses, inventory and maintenance; monitor spend.
• Ensure make-ready repairs are completed on schedule; correct issues within 24 hours when possible.
• Develop grounds maintenance, snow plowing and cleaning specifications; organize shop inventory.
• Conduct safety meetings and uphold safety standards; monitor physical condition of property.
• Hire, train, supervise and evaluate staff; manage on-call rotation for emergencies.
• Coordinate with contractors and vendors; ensure contracts and insurance requirements are met.
