Job summary

Realty Operations Group is seeking a Senior Maintenance Supervisor to oversee day-to-day maintenance operations across the property portfolio. You will lead the on-site team, manage vendors, and ensure safety and compliance while delivering resident satisfaction and protecting asset value.

Qualifications

• Minimum 7+ years of experience in residential property maintenance
• 3+ years of supervisory experience
• HVAC and EPA certification

Responsibilities

• Assign, track, and ensure timely completion of all work orders within targets
• Schedule and oversee extermination services and pest control
• Plan, schedule, and execute unit turns within budget
• Source, schedule, and manage third-party contractors and service providers
• Monitor vendor performance for timeliness and quality
• Prepare and process purchase orders with proper coding
• Maintain inventory levels and minimize waste
• Oversee operation and maintenance of building systems (HVAC, plumbing, electrical, life safety)
• Maintain high property standards for cleanliness, repairs, and aesthetics
• Lead and coach on-site maintenance team with performance evaluations and discipline
