Qualifications

• At least five years of experience as a Project Manager in interior high-end commercial GC.
• Proven record of managing complex projects in occupied spaces.
• Strong client relations and collaborative mindset.
• Ability to read commercial construction plans and specs.
• 10-Hour OSHA Certification is a plus but not required.
• 4-Hour Scaffold User Certification is a plus but not required.

Responsibilities

• Oversee all project activities and personnel.
• Coordinate with Estimating to formulate award schedules for trades during pre-construction.
• Review project documents including drawings, specs, contracts, scope of work, and schedule.
• Coordinate and facilitate kickoff meetings with key participants.
• Prepare and issue progress reports, schedules, and financial updates.
• Initiate periodic meetings with project team and client to address issues and coordination.
• Forecast and track labor, managerial and material costs.
• Monitor schedule, submittal/RFI logs and open items.
• Monitor changes to scope affecting budget or schedule; advise client and negotiate changes in fee.
• Manage budget, expenses; provide finance reporting as needed.
• Ensure timely invoicing and monitor receivables; manage subcontractor pay schedule.
• Ensure COIs meet requirements before mobilization.
• Ensure punch list completion and DOB sign-off.
• Organize and deliver close-out/As-Built documents.
