Qualifications

• At least five years of experience as a Project Manager in interior, high-end commercial general contracting.
• Proven record of managing complex projects in occupied spaces and strong client relations.
• Reading commercial construction plans and specifications with proficiency.
• OSHA 10 certification is a plus; 4-hour scaffold user certification is a plus.

Responsibilities

• Oversee efforts of all project activities and personnel.
• Coordinate with Estimating to formulate award schedules for trades during pre-construction.
• Review project documents, drawings, specs, contracts, scope, and schedule.
• Coordinate and facilitate kick-off meetings with key participants.
• Prepare and issue progress reports, schedules, and budget updates.
• Lead communications with project team and client to resolve issues.
• Forecast labor, management, and material costs needed to complete the project.
• Monitor project status via schedule, submittals, RFIs, and open items.
• Manage scope changes, inform client, and negotiate changes in fee.
• Manage budget, expenses, and provide finance reporting.
• Ensure timely invoicing and monitor receivables; verify subcontractor payments.
• Ensure subcontractors meet COIs; manage punch list and DoB sign-off.
• Organize and deliver close-out/As-Built documents.
