Job summary

The Senior Project Manager at Galman Group oversees renovations, new construction and acquisition projects across the portfolio. Responsibilities include directing and coordinating projects to ensure all activities stay within budget, with required evening, night, and weekend staffing availability for emergencies, board meetings, and events.

Ideal candidates will have experience in the multifamily industry and a track record of managing complex projects from planning through completion,

Responsibilities

• Develop and manage project budgets, participate in budget meetings, and ensure adherence to budgeting guidelines.
• Review financial information and track project spending and performance analysis.
• Obtain bids for property improvements from contractors and vendors.
• Coordinate all projects with contractors, sub-contractors, Property Operations and Leadership.
• Arrange for, oversee, manage, direct and redirect activities of contracted project representatives.
• Ensure that all contracted work is inspected and monitored before, during and after completion.
• Visiting and inspecting properties in portfolio to identify improvements and ensure smooth operation.
• Study and evaluate ways to improve quality, increase revenue, efficiency and economy of services and facilities.
• Communicate with Exec. VP of Construction on project status, capital improvement, budget concerns, and issues.
• Report project statuses and options to Senior management via professional reporting.
• Retain all project information and documentation on Construction Drive.
• Attend management meetings at corporate headquarters as required.
• Develop and push project schedules; develop strategies to maintain schedules and penalize contractors as needed.
• Ensure compliance with Fair Housing, ADA, FCRA and all applicable laws.
• Work with Executive VP of Construction to develop schedules and budgets for renovations and major projects.
• Inspect and coordinate unit renovation efforts with the Project management team to target a 75-day turnaround.
• Hold vendors accountable for deadlines, quality and contract execution.
• Effectively manage Project Management team to meet budgets and timelines.
• Perform other duties and assist with special projects as needed.
