Job summary

The Galman Group is seeking a Senior Project Manager to oversee renovations, new construction and acquisitions across its multifamily portfolio in Pennsylvania. The role directs projects, coordinates teams, and ensures completion within budget and schedule.

Evenings, nights, and weekend staffing may be required for emergencies, meetings, and events. The position demands experience in multifamily project delivery and a strong focus on quality, cost control, and stakeholder communication.

  • Strong vendor coordination and procurement skills.
  • Familiarity with compliance and regulatory requirements in housing.

Responsibilities

  • Develop and manage project budgets, participate in budget meetings, and track spending and performance.
  • Obtain bids for property improvements from contractors and vendors.
  • Coordinate projects with contractors, operations and leadership to ensure clear communication.
  • Oversee contracted activities and ensure quality and deadlines.
  • Inspect and monitor contracted work from start to finish.
  • Visit properties regularly to identify improvements and maintain operations.
  • Communicate project status and risks to senior management.

Must be available evenings, nights and weekends for staffing needs, emergencies, board meetings, and networking events.

Job Duties & Responsibilities
  • Develop and manage project budgets, participate in budget meetings, and ensure adherence to budgeting guidelines. Review financial information and have a thorough understanding and track project spending and project performance analysis. Document and retain all project information.
  • Obtain bids for property improvements from contractors and vendors.
  • Coordinate all projects with contractors, sub-contractors, Property Operations and Leadership as required to maintain good communication and promote thoughtful professional project management.
  • Arrange for, oversee, manage, direct and redirect activities of contracted project representatives
  • Ensure that all contracted work is inspected and monitored before, during and after completion of work.
  • Visits and inspects properties in portfolio on a regular basis, ensuring smooth operation, constantly identifying areas of improvement to achieve and exceed the objectives of each community. Physically inspect all project activities
  • Study and evaluate ways to improve quality, increase revenue, efficiency and economy of services and facilities.
  • Communicates frequently with Exec. VP of Construction to keep them informed of issues including project status, capital improvement, budget concerns, and potential issues.
  • Report project statuses and options to Senior management via professional reporting.
  • Retain all project information and documentation on Construction Drive
  • Attend management meeting at corporate headquarters as required.
  • Develop and push project schedules. Develop strategies to maintain schedules. Penalize contractors as required.
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other applicable laws.
  • Works in conjunction with Executive VP of Construction to develop schedule and budgets of renovations and major projects.
  • Inspects and helps coordinate all unit renovation efforts with Project management team to ensure a 75-day turnaround schedule.
  • Hold vendors accountable for deadlines, quality and structure of contracted work.
  • Effectively manage Project Management team to reach required budgets and timelines.
  • Performs other duties and assists with special projects as needed.
