This role is responsible for day-to-day oversight of TI and CapEx from conceptualization to completion, acting as a landlord

Qualifications

  • Undergraduate degree required; CCM/LEED AP would be a plus.
  • 5-8 years PM experience in owner/operator or owners’ representative roles; retail/office TI/CapEx focus.
  • Strong communication and time management skills; ability to drive consensus.

Responsibilities

  • Manage cost estimating and budgeting for projects, including soft/hard costs.
  • Review and process change orders; forecast costs and budgets.
  • Prepare monthly/quarterly progress reports with accounting for re-forecasts and fees.
  • Procure design consultants and general contractors; manage design teams.
  • Oversee schedules, cost objectives, and contractor/CM performance.
  • Obtain permits through to Certificate of Occupancy.

Job description

Our client, a prominent Washington, DC area based, commercial real estate investment & development company seeks a talented senior project management professional to lead the execution/construction of complex tenant improvement & cap-ex projects throughout the organization’s office and retail operating portfolio.

With close to 13 million square feet of commercial office and retail space owned/under company management, this organization has been providing the professional community with Class A, exceptional work/building environments.

Position Overview

This position is responsible for managing day-to-day oversight of tenant improvement (TI) and capital improvement (CapEx) construction projects from conceptualization to completion. This management role acts as a landlord representative and manages project execution in the Company/Ownership interests.

Key Responsibilities
  • Manage and oversee all cost estimating and budgeting for assigned construction projects, including soft costs, hard costs, and building related expenses.
  • Review and processing change orders from contractors, vendors, and consultants. Manage costs against budget, provide updates and forecasts as needed including any change orders which may be required.
  • Completes all necessary reporting functions related to projects, including Monthly Reports, Quarterly progress/status updates, and working with accounting staff for quarterly re-forecasting of construction and project management volume and fees.
  • Compile conceptual budgets/competitive bids. Procurement of design consultants (architect, engineers and other consultants as needed), and general contractors and/or construction managers and/or construction managers as needed for assigned construction projects.
  • Manage design consultants, general contractors, and/or construction managers throughout the project in accordance with the project’s schedule and cost objectives.
  • Oversight of all necessary permitting for construction projects, through Certificate of Occupancy.
Communication
  • Collaborate with Asset Management, Leasing & Property Management/Operations throughout project execution to ensure budget/schedule and timing benchmarks are being met.
  • Oversee cost tracking against Tenant Allowances. Review/approval of Tenant Allowance reimbursement requests in coordination with Asset Management/Leasing & Property Management.
  • Coordinate with tenant’s contractors and/or tenant to ensure timing possession of space. Review/preparation of lease work letters. Coordinate issuance of substantial completion letters to tenant.
Key Qualifications, Education & Experience
  • Undergraduate degree required. Preference for concentration in construction management, architecture/design, or engineering related discipline. CCM (Certified Construction Manager) and LEED AP would be a plus.
  • GC (General Contractor) experience preferred.
  • 5-8 years project management experience working within an owner/operator, general contractor, and/or owners’ representative with emphasis on retail and office tenant improvement/CapEx projects.
  • Prior experience having led interior/tenant improvement projects.
  • Effective communication skills, both oral and written, with the ability to drive consensus among internal and external team members and stakeholders.
  • Exceptional time management/project management skills. Ability to juggle multiple projects, at separate phases, at a given time. High sense of urgency to meet deadlines.
  • Advanced skills in Word, proficient in Outlook, Excel, Microsoft Project, and Blubeam.
