As Project Manager, you will play a central role in delivering projects safely, on time, and on budget while working with experienced field teams, subcontractors, clients, and project partners.
Responsibilities:
- Contribute to bidding, proposal, and interview processes.
- Oversee document control processes, including drawing management, RFIs, submittals, and meeting minutes.
- Manage project financials, including scopes of work, subcontractor awards, cost forecasting, change orders, invoice approvals, and monthly billing requisitions.
- Collaborate with field staff and subcontractors to establish and maintain achievable baseline schedules and align procurement activities with project milestones.
- Build and maintain strong relationships with clients, coworkers, subcontractors, and project partners.
- Deliver construction projects with integrity and professionalism, ensuring completion on time and within budget.
- Delegate effectively to Assistant Project Managers and Project Coordinators while ensuring tasks are completed accurately and on schedule.
- Maintain safety as the first and overriding priority throughout the project lifecycle.
Must-Have Skills:
- Bachelor's degree in construction management, facilities management, engineering, or a related field.
- 3-10+ years of experience managing commercial construction projects exceeding $20 million, preferably in multifamily residential construction.
- Knowledge of the complete construction lifecycle, including preconstruction, substructure, superstructure, building envelope, finishes, MEP systems, and final closeout.
- Proficiency with Microsoft Office Suite, Procore or similar project management software, and MS Project or comparable scheduling software.
- Superior written, verbal, and interpersonal communication skills.
- Strong organizational skills, attention to detail, and the ability to prioritize critical path and constructability issues.
- Demonstrated ability to manage project scope, schedule, budget, procurement, subcontractors, and client expectations.
Nice-to-Have Skills:
- Experience with senior living, affordable housing, mixed-use, hotel, retail, industrial, healthcare, medical, laboratory, office, or tenant improvement projects.
- LEED, CM-Lean, OSHA 10/30, CPR/First Aid, PMP, or Passive House certifications and training.
- Experience managing projects through all phases with values exceeding $20 million.
- Familiarity with advanced scheduling, cost control, procurement, and construction reporting practices.
- Experience mentoring and collaborating with Assistant Project Managers, Project Coordinators, field staff, and subcontractors.
