Summary
An established commercial general contractor is seeking an experienced Project Manager to lead Class A office tenant improvement and high-end commercial interior projects from preconstruction through final closeout.
This role is ideal for a Project Manager who has built their career around sophisticated office interiors and understands the level of coordination, finish quality, scheduling, and client service required for Class A environments. Projects may include high-rise office buildouts, corporate headquarters, executive spaces, occupied renovations, and complex tenant improvements.
The ideal candidate can take complete ownership of project preconstruction, budgeting, procurement, contracts, scheduling, financial performance, subcontractor management, and client relationships while partnering closely with field leadership.
Key Responsibilities
- Manage Class A commercial office TI and interior construction projects from preconstruction through closeout
- Lead preconstruction efforts including conceptual budgeting, estimating, constructability reviews, value engineering, and procurement planning
- Develop and maintain project budgets, forecasts, schedules, and cost reports
- Manage subcontractor bidding, buyout, scope development, contract negotiations, and awards
- Review architectural, structural, and MEP drawings, specifications, and finish schedules
- Coordinate complex architectural finishes, millwork, glazing, ceilings, flooring, lighting, HVAC, plumbing, electrical, and specialty scopes
- Manage RFIs, submittals, mock-ups, samples, material approvals, change orders, and project documentation
- Identify and track long-lead materials and equipment to protect project schedules
- Manage project costs, commitments, purchase orders, billing, change estimates, and financial reporting
- Prepare and administer owner contracts, subcontract agreements, and change documentation
- Develop project schedules in coordination with the Superintendent and maintain critical milestones
- Lead owner, architect, designer, consultant, and subcontractor meetings
- Maintain consistent communication with clients throughout the project lifecycle
- Respond to RFPs and assist with developing competitive budgets and proposals
- Coordinate closely with Superintendents to resolve field issues and maintain schedule, quality, and safety
- Identify potential cost, schedule, design, and procurement risks before they impact project performance
- Manage lien documentation, releases, notices, and other contractual requirements
- Mentor and develop Project Engineers and Assistant Project Managers
- Lead punch list, turnover, warranty documentation, and final closeout
Requirements
- 5+ years of Project Management experience in commercial tenant improvement / interior construction
- Class A office tenant improvement experience required
- High-rise commercial office interior experience strongly preferred
- Proven experience independently managing projects from preconstruction through closeout
- Strong understanding of high-end architectural finishes and MEP coordination
- Experience with occupied renovations and fast-paced TI schedules preferred
- Strong experience with subcontractor buyout, procurement, budgeting, forecasting, and cost control
- Experience managing contracts, subcontracts, change orders, pay applications, and project financials
- Familiarity with AIA documents and commercial construction contract requirements
- Ability to read and interpret architectural, MEP, and engineered drawings and specifications
- Strong understanding of construction accounting, invoicing, lien releases, notices, and project documentation
- Strong client-facing communication and relationship-management skills
- Excellent negotiation, leadership, organization, and problem-solving abilities
- Ability to successfully manage multiple projects and deadlines
- Proficiency with Bluebeam, Microsoft Project, Excel, Word, Outlook, Adobe, and construction management software
- Bachelor's degree in Construction Management, Engineering, Business, or related field preferred; equivalent experience considered
