Job summary

AEI Consultants is seeking a Senior Project Manager – Building Assessment to lead Capital Planning and Equity Assessment projects across diverse properties. You will perform Property Condition Assessments, monitor construction, and support energy/ADA audits while guiding teams and communicating findings clearly.

The role emphasizes actionable capital expenditure forecasts, remaining useful life assessments, and reliable budget projections.

Qualifications

• 5+ years of professional PCA experience.
• Detail-oriented and highly organized.
• Advanced writing and communication skills.
• Personable and able to engage with all levels.
• Willingness to travel as needed.
• Self-starter able to manage multiple projects under deadlines.
• Ability to access two- and three-story roofs when needed.
• Experience with FHA/GA or HUD guidelines is a plus.
• Proficient with Word, Excel and Outlook.

Responsibilities

• Make forensic assessments of major building systems and distressed conditions.
• Capture site photos and document conditions.
• Inventory building systems in the field using capture software.
• Conduct interviews and research on property maintenance history.
• Estimate maintenance costs using cost libraries.
• Prepare clear condition and status reports from templates.
• Research public records on building, zoning and fire code violations.
• Visit sites to monitor construction and review contractor payments.
• Check as-built conditions against drawings and specs.
• Review schedules, cost reports, and payment requisitions.
• Manage multiple projects concurrently.
• Collaborate with senior authors for report reviews.
• Deliver responsive client service with proactive solutions.
