Job Summary
- We are seeking a Senior Project Manager with a strong focus on pre-construction management to drive the successful planning and setup of projects. This role will lead the early-stage development of projects — including scope definition, budgeting, scheduling, and subcontractor coordination — and will oversee the handoff to Project Managers for smaller projects or manage larger projects through completion. This is a critical leadership role aimed at ensuring seamless project launches and effective execution, setting the foundation for quality, budget, and timeline success
Key Responsibilities
- Lead all pre-construction efforts, including conceptual estimating, scheduling, constructability reviews, and logistics planning.
- Coordinate early design development and assist with feasibility studies and value engineering.
- Create detailed scopes of work, procurement plans, and bid packages.
- Lead the preparation of RFPs (Request for Pricing) and PCRs (Property Condition Reports).
- Engage and coordinate with architects, engineers, consultants, and client stakeholders during preconstruction.
- Prepare and present detailed budgets, schedules, and risk assessments for internal and client approval.
- Manage the planning, coordination, and execution of real estate development and construction projects.
- Lead project meetings and coordinate with internal teams, contractors, vendors, consultants, and other stakeholders.
- Ensure all projects meet quality standards, timelines, and cost objectives.
- Identify and mitigate project risks and issues proactively.
- Review and negotiate contracts, proposals, change orders, and other key project documents.
- Maintain strong relationships with external partners, municipalities, and permitting agencies.
- Support senior leadership in project feasibility analyses and strategic planning.
- Oversee project close-out, punch lists, warranty management, and post-project evaluations.
- Mentor and provide guidance to junior project managers and coordinators as needed.
Qualifications
- Bachelor's degree in Construction Management, Engineering, Real Estate, Business, or a related field.
- Minimum 5–7 years of project management experience, preferably in real estate development, construction, or industrial property sectors.
- Proven track record managing multiple complex projects simultaneously.
- Strong financial acumen with the ability to manage budgets and analyze project costs.
- Excellent communication, negotiation, and leadership skills.
- Proficiency in CAD and/or SketchUp is a plus.
- Proficiency with project management software (e.g., MS Project, Procore, or similar platforms) and Microsoft Office Suite.

The pay range for this role is:
70,000 - 110,000 USD per year (Ironhorn Enterprises HQ)
