Job summary

TetriX Modular is seeking a hands-on Preconstruction Manager to lead the preconstruction and estimating function for multifamily modular and site-built projects in Scottsdale, AZ. You will guide the process from Client Solutions handoff through detailed estimating, bid leveling, GMP development, and transition to Operations.

Qualifications

• Minimum 7 years of progressive preconstruction or estimating experience for multifamily projects.
• Experience producing and reconciling conceptual estimates, ROMs, milestone budgets, and GMP packages.
• Advanced proficiency with Excel-based estimating and document-review tools; AI for document comparison and workflow automation.
• Experience with Procore, BuildingConnected, Bluebeam, SharePoint, Teams, and Autodesk Construction Cloud or BIM 360.

Responsibilities

• Own the preconstruction process from client handoff through quantity takeoffs, budgets, and GMP development.
• Review drawings and documents with AI tools; verify AI findings against sources.
• Define scope allocation across factory production, transportation, site construction, and interfaces.
• Develop trade package strategies and manage bidder processes and bid forms.
• Maintain pricing history, ROMs, and version histories with traceability.
• Lead value engineering to optimize cost, schedule, and modular efficiency.
• Support procurement and GMP handoff for Operations and buyout.
• Build and improve TetriX preconstruction standards, templates, and AI workflows.
