Job summary

TetriX Modular is seeking a hands-on Preconstruction Manager in Scottsdale, AZ to lead the preconstruction and estimating effort for multifamily housing. You will own the process from client handoff through GMP development, engaging early with subcontractors and guiding bid analysis, scope alignment, and risk assessment.

The role emphasizes using AI to improve speed, accuracy, and traceability while upholding rigorous source-document review and accountability.

Qualifications

• 7+ years of progressive preconstruction or estimating experience in multifamily housing.
• Advanced proficiency with Excel-based estimating and document-review tools.
• Experience using AI for document comparison, scope extraction, bid analysis, and workflow automation.
• Clear, direct communicator with clients, designers, subcontractors, Manufacturing, Procurement, and Operations.

Responsibilities

• Own the preconstruction process from Client Solutions handoff through quantity takeoffs and budget development.
• Lead AI-assisted reviews of drawings, specs, addenda, and bid documents; verify AI findings against source documents.
• Develop division of scope among factory production, transportation, and site interfaces to prevent gaps.
• Create and manage trade package strategies, bid forms, RFIs, and apples-to-apples bid comparisons.
• Maintain historical pricing, ROMs, estimates, and GMP packages with traceable decisions.
• Lead value engineering analyses and document budget impacts of options.
• Support procurement by carrying scope, pricing, qualifications, and risk into GMP and handoffs.
• Build and improve TetriX preconstruction standards, templates, and AI-driven workflows.
