Job summary

TetriX Modular is seeking a hands-on Preconstruction Manager to lead the company’s preconstruction and estimating functions during its growth phase. You will drive the end-to-end process from Client Solutions handoff through GMP development and transition to Operations, leveraging AI to improve speed, consistency, and scope traceability.

The ideal candidate has 7+ years in preconstruction/estimating for multifamily projects, strong Excel-based estimating skills, and experience with Procore,

Qualifications

• 7+ years in preconstruction or estimating, with multi-family experience.
• Experience producing conceptual, ROM, milestone, and GMP estimates.
• Advanced Excel-based estimating and AI-assisted document review.

Responsibilities

• Own preconstruction process from client handoff to GMP development and handoff to Operations.
• Review drawings, specs, addenda, and bidder documents using AI and validate findings.
• Define scope allocation across factory, transportation, site, and interfaces.
• Develop trade package strategies and manage bid forms and RFIs in Procore.
• Maintain pricing history, ROMs, and variance explanations for traceability.
• Lead value engineering while preserving project requirements and budgets.
• Support procurement planning and GMP buyout through to operations handoff.
• Build and improve TetriX preconstruction standards and workflows.
