Job summary

BG Staffing, Inc. in Boston, MA is seeking a Senior Property Manager to oversee two affordable housing communities (<200 units). You will supervise and mentor three Property Managers, ensuring regulatory compliance, resident satisfaction, and strong portfolio performance.

The ideal candidate has 5+ years in property management, deep knowledge of LIHTC/HUD/Section 8 programs, and experience budgeting and reporting. Base salary ranges from $105,000 to $115,000 with comprehensive benefits.

Qualifications

• 5+ years of property management experience.
• Experience managing affordable housing communities.
• Strong knowledge of affordable housing compliance, certifications, and recertifications.
• Experience with LIHTC, HUD, Section 8, Project-Based Section 8, HOME, or related programs.
• Supervisory experience overseeing property management teams.
• Budgeting, financial reporting, resident relations, and property operations.
• Knowledge of Fair Housing regulations and compliance requirements.
• Experience with property management software (Yardi, MRI, RealPage, OneSite, ResMan, AppFolio).

Responsibilities

• Oversee daily operations of a multi-site affordable housing portfolio.
• Monitor occupancy, leasing activity, resident retention, and performance.
• Ensure properties meet safety, maintenance, curb appeal, and resident satisfaction standards.
• Conduct inspections, operational reviews, and property audits.
• Collaborate with maintenance and site teams to resolve issues.
• Identify and implement cost-saving initiatives and operational efficiencies.
• Lead and mentor three Property Managers and support staff development.
• Develop and manage operating budgets and review monthly performance metrics.
• Monitor revenue, collections, expenses, and occupancy trends.
• Prepare for agency audits, inspections, and reporting requirements.
