Job summary

CM seeks a seasoned Division Manager to lead high-rise and large-scale communities in Georgia. You will oversee a portfolio of 25–30 managers, drive capital projects, budgets, and board relations, and push client retention through strategic staff development.

This on-site role requires strong HOA/condominium management experience, mentoring abilities, and proficiency with industry software to optimize operations and service levels.

Qualifications

• Extensive HOA/Condominium management experience.
• Ten years of applicable work experience; supervisory experience of at least three staff.
• On-site management experience, including CMA portfolio exposure.
• Strong budgeting, accounting, and reporting knowledge.

Responsibilities

• Lead day-to-day operations of the Division; mentor and develop onsite teams.
• Identify, interview, and onboard candidates; coordinate with Boards.
• Manage expenses, track management fees, and advise on merit-based pay.
• Support Association Managers to improve client retention and CMA growth.
• Provide regular updates to Boards and senior management; train on RFPs and capital projects.
