Job summary

FirstService Residential is seeking a Property Manager for its Multifamily division to oversee a diverse portfolio of affordable, rent-stabilized, and market-rate properties across New York City and surrounding boroughs. You will supervise staff, manage leasing activities, and drive budgets and capital projects in a dynamic urban environment.

Responsibilities

• Manage day-to-day operations for portfolio of affordable, rent-stabilized, and market-rate properties; supervise staff and daily activities.
• Oversee leasing activities and staff within the assigned portfolio.
• Manage client and owner relationships; conduct property tours and provide performance updates.
• Monitor and manage property cash funds.
• Participate in development and presentation of budgets and business plans.
• Achieve revenue targets by setting rents and ensuring timely collection.
• Gather, analyze, and interpret market trends affecting property performance.
• Implement short- and long-term marketing and leasing strategies to improve occupancy.
• Oversee lease administration, renewals, notices, and resident compliance.
• Develop and maintain unit turn schedules and make-ready lists.
• Manage DHCR registrations for applicable units.
• Assist residents and resolve escalated concerns.
• Attend and lead meetings with ownership.
• Oversee construction projects, capital improvements, and regulatory compliance.
• Communicate regularly with residents about construction activities.
• Manage relationships with third-party amenity providers.
• Ensure vendors have proper insurance and credentials.
• Oversee maintenance of building systems including HVAC, boilers, elevators.
• Process accounts payable accurately and timely.
• Initiate legal proceedings for non-payment, nuisance, housing cases.
• Initiate and manage collection actions.
• Monitor and address illegal subletting and short-term rentals.
• Prepare and maintain arrears reports.
• Coordinate eviction proceedings.
• Maintain knowledge of rent stabilization laws.
• Oversee building staff performance, scheduling, and labor relations.
• Review and approve weekly payroll.
• Respond to online reviews and reputation platforms.
• Prioritize repairs, maintenance, and capital purchases.
• Ensure compliance with codes and agency requirements.
• Ensure safety and security programs implemented.
• Collaborate with internal departments.
• Serve as liaison between owners, residents, vendors, and management.
• Conduct interviews for staff and temporary employees.
• Coordinate background checks and drug screenings.
