Job summary

BH Management Services, LLC is seeking a Service Technician III in Lakeland, FL. You will assist with maintenance, perform HVAC and appliance repairs, and coordinate make-readies to ensure apartments are move-in ready.

The role requires safety awareness, basic certifications, and the ability to work with a team. Qualified candidates have at least three years of maintenance experience, basic HVAC knowledge, and own hand tools.

Qualifications

• Minimum of three years of progressive maintenance and safety experience.
• Intermediate computer skills, including industry-specific technology.
• High School diploma – preferred.
• Working knowledge of basic appliance repairs.
• Basic knowledge of HVAC repairs.
• EPA 608 Certification (I-V, II or Universal) preferred.

Responsibilities

• Prioritize and track service requests using industry software.
• Perform HVAC and appliance repairs and apartment make-readies.
• Identify and report hazardous conditions to management.
• Implement and document preventive maintenance per BH guidelines.
• Maintain and secure all property-issued tools.
• Post notices and communicate with residents as needed.
• Coordinate weekly make-readies with the team to ensure move-in readiness.
• Assist with supply and equipment planning and ordering.
• May supervise maintenance staff in the absence of the Service Manager.
• Share on-call duties including after-hours and inclement weather.
