Job summary

ResProp Management in Melbourne, FL seeks an experienced maintenance leader to oversee service operations, repair systems, and maintain a safe, attractive property. You will manage work orders, train teammates, and support the Property Manager in staffing and performance feedback.

The role requires EPA Universal cert, CPO preferred, and a strong trades background across plumbing, electrical, HVAC, and more.

Qualifications

• At least 8 years of maintenance/general repair experience.
• 3 years of apartment industry experience.
• EPA Universal certification required.
• CPO certification highly preferred.
• Trade skills including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliances, etc.
• Trade Licensing preferred but not required.
• Tech savvy; use computers and basic software.
• Must have own tool kit.
• Must live within 30 minutes of property.
• Must have dependable transportation and be able to accommodate rotating on-call schedule.
• Must be able to perform physical requirements up to 50 pounds.

Responsibilities

• Oversee all aspects of the service operations to meet goals.
• Complete work orders including repairs of appliances, plumbing, HVAC, electrical, etc.
• Maintain a positive attitude and provide quality customer service to residents.
• Train maintenance teammates and encourage their development.
• Provide input to Property Manager on teammate performance reviews and notices.
• Assist Property Manager in recruiting and interviewing maintenance staff.
• Oversee organization of maintenance shop and property appearance.
• Research and evaluate current and potential maintenance products.
• Schedule and supervise in-house and vendor work.
• Manage work orders and response times to deadlines.
• Oversee inventory, ordering, and delivery of supplies.
• Maintain a safe, healthy, accident-free environment (OSHA standards).
• Oversee unit turns and renovations within set timelines.
• Walk apartments with leasing team to assess damages for rent readiness.
