Job summary

The Hartley at Sweetwater Creek, operated by Avenue5 Residential, seeks a talented maintenance supervisor to lead day-to-day upkeep and ensure compliance with policies and regulations at our Duluth, GA property.

You will manage service requests, supervise the maintenance team, perform repairs across electrical, plumbing, HVAC and carpentry, and partner with the property manager to control costs while delivering top-quality resident experiences.

Qualifications

• High school diploma or equivalent is required.
• At least three years of experience in the property management industry is required.
• At least one year of supervisory experience is required.
• HVAC or EPA Certification required.
• Current CPO is preferred.
• Possess general maintenance and carpentry skills.

Responsibilities

• Work with the maintenance team to ensure daily maintenance tasks and unit make-ready standards are met.
• Review and track progress of service requests and identify chronic maintenance issues.
• Respond promptly to maintenance issues in line with policy while maintaining professionalism.
• Perform repairs to electrical, plumbing, appliances, HVAC, and carpentry.
• Oversee safety and risk management and ensure compliance with company and regulatory standards.
• Manage work orders and ensure timely completion to residents’ satisfaction.
