APIS MANAGEMENT GROUP LLC is seeking a Maintenance Supervisor to lead on-site maintenance at a multi-family property near Atlanta. You will oversee the maintenance team, manage work orders, and drive fast, high-quality unit turns to safety and standards.

You will coordinate with leasing and management, supervise HVAC, plumbing, electrical, and general carpentry, and participate in on-call emergencies while maintaining budgets and safety compliance.

Qualifications

• 3+ years of maintenance experience in multifamily housing with supervisory experience preferred.
• HVAC certification required (EPA Type II or Universal).
• Hands-on experience installing HVAC systems, not just repairing them.
• Strong working knowledge of plumbing, electrical, and general apartment maintenance.
• Valid driver's license and reliable transportation.
• Ability to lift 50+ lbs and perform physical labor in varied conditions.
• Strong organizational skills and ability to manage a team and multiple priorities.
• Available for on-call emergency rotation.

Responsibilities

• Lead, schedule, and supervise the on-site maintenance team.
• Manage the work order system, ensuring timely and quality completion of resident service requests.
• Oversee unit turns to meet move-in ready timelines and standards.
• Perform and delegate repairs across HVAC, plumbing, electrical, appliances, and general carpentry.
• Install, repair, and replace HVAC systems and components as needed.
• Conduct regular property inspections to identify and resolve issues proactively.
• Manage preventive maintenance programs for major building systems, including HVAC.
• Maintain inventory of maintenance supplies and equipment; manage the maintenance budget.
• Select, schedule, and oversee third-party vendors and contractors for specialized repairs and capital projects.
• Ensure compliance with safety standards and local/state building codes.
• Participate in an on-call rotation for after-hours emergencies.
• Communicate regularly with the Property Manager on maintenance status, budget, and staffing needs.

We're looking for an experienced Maintenance Supervisor to lead the maintenance operation at one of our Atlanta-area properties and help keep the community running smoothly for residents.
