Job summary

Venterra Realty is seeking a Maintenance Manager for our South Shore Lakes property in League City, TX. You will oversee maintenance operations, lead a team, and ensure safety, quality, and resident satisfaction.

Responsibilities include supervising repairs, preventative maintenance, budget oversight, vendor coordination, and on-call support. HVAC expertise and OSHA knowledge are essential, with on-site leadership on a fast-growing multifamily portfolio.

Qualifications

Extensive experience in multifamily maintenance or related field.
Leadership experience and ability to train and mentor staff.
HVAC certification required; CPO certification preferred.
Strong troubleshooting skills for HVAC, plumbing, electrical, and appliances.
Knowledge of OSHA regulations and safety protocols.
Strong organizational and time-management skills.
Ability to work flexible schedules, including participation in an on-call rotation.
Lifting/carrying: over 75 lbs; 25–75 lbs; 1–25 lbs as needed.

Responsibilities

Oversee property maintenance including tickets, inspections, repairs, and unit turns.
Lead maintenance team recruitment, mentoring and performance reviews.
Foster a high-performance culture with clear expectations and accountability.
Ensure OSHA, EPA, ADA, Fair Housing and safety compliance.
Monitor budgets, inventory, and coordinate with vendors for repairs.
Provide emergency and on-call maintenance support.
Support resident satisfaction and property standards.
