Job summary

Superior Skilled Trades is seeking an experienced Construction Manager to oversee day‑to‑day construction of for‑sale residential communities in Livermore, California. You will manage projects from site work through homeowner handoff, ensuring schedules, budgets, safety, and quality standards are met.

The ideal candidate has at least five years leading multifamily residential construction for production or infill builders, with townhomes and multi‑story attached housing.

Qualifications

• Minimum of five years managing multifamily residential construction sites.
• Experience with townhomes and multi-story attached residential construction.
• Knowledge of horizontal site development and vertical construction.
• Experience coordinating with municipalities, inspectors, and trade partners preferred.
• Ability to read civil, architectural, structural, and MEP plans.
• Knowledge of California building codes, Cal/OSHA, and SWPPP.
• Proven ability to manage multiple subcontractors, schedules, budgets, and quality.
• Strong leadership and communication skills.
• Proficiency with construction management software and MS Office.
• Bachelor's degree in Construction Management, Civil Engineering, or related field preferred but not required.

Responsibilities

• Manage horizontal and vertical construction activities.
• Oversee subcontractors, scheduling, and quality.
• Develop and maintain construction schedules and budgets.
• Lead preconstruction and startup meetings.
• Coordinate inspections and permits.
• Enforce safety requirements on site.
• Document progress with logs and photos.
• Coordinate with internal teams to align with plans.
• Conduct punch lists and pre-closing walkthroughs.
• Support warranty transitions after handoff.
• Monitor cost-saving opportunities.
