Job summary

The Facility Optimization Solutions team at CannonDesign seeks a Mechanical Assessor to lead on‑site condition assessments of healthcare, education, and commercial facilities. You will document mechanical, plumbing, and fire protection systems, identify deficiencies, and provide recommendations with rough cost estimates for capital planning.

You will mentor junior assessors, coordinate with clients and facility staff, and travel up to 40% for field work while delivering clear written and verbal

Qualifications

• A minimum of 6 years’ experience, including direct experience in conducting mechanical and plumbing facility condition assessments; healthcare and educational institutions preferred.
• Experience evaluating HVAC, plumbing, and building equipment.
• Travel up to 40% for out‑of‑town assignments; one week in the field followed by two weeks in the office.
• Strong interpersonal, written, and verbal communication skills; ability to manage multiple projects.
• Proficiency in Microsoft Office; experience with Adobe Suite, Bluebeam, tablets.

Responsibilities

• Conduct on‑site facility condition assessments as part of a multidisciplinary team on existing buildings and civil assets.
• Evaluate mechanical systems such as HVAC equipment, ductwork, piping, cooling towers, chillers, and boilers.
• Perform asset walkouts with a typical rate of 100,000–225,000 building square feet per day.
• Provide written technical descriptions of systems and deficiencies.
• Determine condition and remaining useful life of each system.
