Job summary

Prospera is seeking a Maintenance Technician III to oversee and execute advanced maintenance across our property portfolio. The role requires independent work, leading projects, and mentoring junior staff, with emphasis on electrical, plumbing, HVAC, and safety compliance.

The technician will perform preventive maintenance, inspections, and on-site support, reporting to the Regional Maintenance Manager. A strong background in facilities upkeep and regulatory knowledge is essential.

Qualifications

• High school diploma or equivalent; technical or vocational training preferred.
• Minimum of 5 years in property maintenance or related field.
• Valid driver''s license and reliable transportation.
• OSHA 10-Hour General Industry certification required within 90 days of employment.
• EPA certification (and CPO certification if required by property assignment) within the first 90 days.

Responsibilities

• Perform advanced maintenance tasks, including electrical and plumbing repairs.
• Conduct HVAC maintenance and repairs independently.
• Develop and implement preventive maintenance schedules.
• Conduct regular property inspections to identify and address issues proactively.
• Train and mentor junior maintenance staff.
• Collaborate with Property Staff and Regionals on property improvement projects.
• Manage inventory of maintenance supplies and equipment.
• Complete and oversee unit make-readies to prepare vacant units for leasing.
• Ensure compliance with safety regulations and building codes.
• Respond to routine maintenance requests and after-hours emergencies.
