Job summary

BH Management, LLC is seeking a Service Technician III to support the maintenance of our properties. You will assist with preventive maintenance, make-readies, and oversee repairs to ensure move-in readiness and high resident satisfaction.

Role requires HVAC and appliance repair skills, EPA certification, and the ability to work with the maintenance team on schedules and safety practices. Eligible candidates should be able to pass OSHA guidelines and basic safety standards.

Qualifications

• Minimum of three years of progressive maintenance and safety experience.
• Intermediate computer skills, including industry-specific technology.
• EPA section 608 Type I – Appliance, Type II – HVAC or Universal certification.
• Basic knowledge of HVAC repairs.
• Required to provide own hand tools.

Responsibilities

• Uses industry-specific technology to establish priorities and responds to service requests, ensuring timely completion.
• Performs maintenance, replacements, and upkeep including exterior grounds and common areas; conducts HVAC and appliance repairs.
• Assists with identifying hazardous conditions and reports hazards to the Community Manager and Service Manager.
• Ensures preventive maintenance programs are implemented and documented per BH guidelines.
• Maintains and secures property-issued tools.
• Post notices and other community communications when applicable.
• Determines weekly apartment make-ready schedules with the office team or Service Manager.
• Ensures repairs, cleaning, and make-readies are completed for move-in readiness.
• Assists with supply and equipment needs.
• Oversees maintenance operations and staff in the absence of the Service Manager.
• Shares on-call responsibilities, including inclement weather, with the maintenance team.
• Responds to resident requests per company standards.
• Complies with OSHA and safety requirements; knowledge of local codes and internal policies.
• Other duties as assigned.
