Job summary

J & M Real Estate Group is seeking an experienced Maintenance Technician III to diagnose and repair HVAC systems, boilers, and other mechanical equipment across multi-family properties. You will lead maintenance projects, mentor Tech I/II staff, and ensure safety and compliance while coordinating with outside contractors.

Responsibilities include preventive maintenance, inspections, and accurate recordkeeping of work orders and inventory. On-call rotations after orientation are expected.

Qualifications

• 5–7 years of progressive maintenance experience in multi-family, commercial, or mixed-use properties.
• Advanced HVAC, electrical, and plumbing expertise.
• Strong project leadership and mentoring abilities.
• Proficient in reading blueprints, schematics, and technical manuals.
• Excellent written and verbal communication; reliable and self-motivated.

Responsibilities

• Repair and troubleshoot complex HVAC, electrical, and plumbing systems.
• Lead property-wide preventive maintenance programs and inspections.
• Coordinate with contractors for specialized services and supervise vendor work.
• Train and mentor Tech I and II staff; oversee major renovations.
• Maintain safety and environmental compliance; keep detailed records.
• Perform routine maintenance, on-call rotations, and emergency response.
• Document work orders, time spent, materials used, and costs.
• Ensure all work meets codes and safety standards.
• Manage inventory, tools, and equipment; prepare cost estimates.
