Job description

The Maintenance Technician III - Lead Maintenance Tech is a senior-level maintenance role responsible for performingadvanced repairs, overseeing complex maintenance projects, and serving as a mentor to other technicians. This role requires mastery of all skills listed under Maintenance Tech I and II, as well as additional expertise in troubleshooting building systems, leading renovation projects, ensuring compliance with safety and regulatory requirements, and providing guidance to less experienced staff.

Key Responsibilities
  • Advanced Systems Repair & Troubleshooting
  • ALL DUTIES OF TECH I & II,
  • Complete maintenance requests (work orders) in a timely manner.
  • Thoroughly and accurately document the time spent, the supplies used, and the tasks performed to complete each work order.
  • Comes to work prepared with your own tools ranging from common hand and power tools, such as hammers, saws, drills, and wrenches.
  • Daily tasks may include painting, plaster, drywall, installing appliances, light plumbing, and routine inspection of smoke detectors and other preventative maintenance tasks.
  • Assist with carpentry work, such as fitting doors, freeing windows, replacing, and building shelves.
  • Communicates all maintenance concerns to the manager or maintenance supervisor.
  • Perform and document routine preventive maintenance as assigned.
  • Logs all materials taken from inventory so they can be charged back to the correct property and replenished.
  • Maintain the cleanliness and appearance of all properties by performing custodial work, including sweeping, mopping, vacuuming, and picking up and emptying trash, inside and outside of the property.
  • Must learn where water/gas meters and sewer lines are located at all properties.
  • Ensure storage areas and entrances are locked securely and have adequate lighting.
  • Maintain chemical safety requirements and MSDS data sheets.
  • Must be aware and conform to all safety requirements while working on the properties and operating motor vehicles
  • Able to work independently to paint, repair roofs, install or repair windows, doors, floors, woodwork, plaster, drywall, and maintain other parts of building structures.
  • Installation of new equipment such as appliances, etc.
  • Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Perform carpentry work, such as fitting doors, freeing windows, building shelves, and other construction tasks related to a Unit Remodel.
  • Perform routine preventive maintenance to ensure equipment continues to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate.
  • Able to perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
  • Perform seasonal work such as snow removal and yard care. Occasional night and weekend requirements for snow removal may be necessary.
  • Exterior maintenance of the building such as gutter, soffit, and siding repair.
  • Prepare accurate records regarding preventive maintenance, work orders, apartment rehab, annual inspections, and inventory.
  • Participate in annual unit inspections with Managers.
  • Must provide own hand tools.
  • Available for On-Call Rotation after 30 days orientation.
PLUS
  • Maintenance Technician III
  • Diagnose and repair complex issues involving HVAC systems, boilers, furnaces,
  • chillers, and other mechanical equipment.
  • Troubleshoot electrical systems, including panels, circuits, and 3-phase power,
  • ensuring compliance with code.
  • Handle advanced plumbing tasks such as water heater installation/repair, sewer line
  • troubleshooting, and pump replacement.
Leadership & Mentorship
  • Provide training, oversight, and technical guidance to Tech I and II staff.
  • Serve as the lead on major property projects and renovations, delegating tasks and ensuring timely completion.
  • Assist with onboarding and skill development of new maintenance staff.
Project & Vendor Coordination
  • Lead property-wide preventative maintenance programs, ensuring all required
  • documentation and inspections are completed.
  • Coordinate with outside contractors for specialized services (e.g., roofing, elevators,
  • fire systems) and inspect vendor work for quality assurance.
  • Assist supervisors in planning large-scale capital improvement projects.
Regulatory & Safety Compliance
  • Ensure all work meets building codes, OSHA requirements, and safety standards.
  • Maintain advanced knowledge of environmental systems (e.g., HVAC refrigerant
  • handling, stormwater, energy efficiency upgrades).
  • Serve as a resource during property inspections by city, state, or insurance
  • representatives.
Emergency & After-Hours Response
  • Take lead responsibility for urgent building emergencies, including electrical outages,
  • HVAC failures, water intrusion, and structural safety issues.
  • Train Tech I and II team members on emergency response protocols.
Recordkeeping & Reporting
  • Prepare detailed documentation of advanced repairs, project scopes, and cost
  • estimates.
  • Track lifecycle of building systems and recommend proactive replacements or
  • upgrades.
  • Maintain compliance logs for HVAC, fire, and safety systems.
QUALIFICATIONS
  • Minimum 5-7 years of progressive maintenance experience in multi-family, commercial, or
  • mixed-use property management.
  • Advanced technical expertise in HVAC, electrical, and plumbing. Relevant certifications
  • preferred (EPA Universal, Journeyman license, etc.).
  • Strong project leadership skills with proven ability to mentor and train others.
  • Excellent troubleshooting and problem-solving abilities.
  • Ability to read and interpret blueprints, schematics, and technical manuals.
  • Strong written and verbal communication skills.
  • Reliable, self-motivated, and able to manage multiple priorities independently.
