Job summary

WinnCompanies is seeking a Maintenance Supervisor II to join our team at Broadway, a 132-unit affordable housing community located in Baltimore, MD. You will lead the maintenance operations, supervise staff, ensure safety, quality, and compliance with company standards.

The role blends hands-on trades with people leadership, preventive maintenance planning, work-order and vendor management, and on-call responsibilities to address after-hours maintenance needs.

Qualifications

• High school diploma or GED equivalent required.
• 3–5 years of apartment, property, facilities, or building maintenance experience, including HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.
• 1–3 years of supervisory, leadership, or team management experience.
• CAMT (Certified Apartment Maintenance Technician) certification preferred or required, as applicable.
• Proficiency with Microsoft Office and other computer-based systems for work order management, reporting, and documentation.
• Strong customer service, communication, and leadership skills, with the ability to work effectively with diverse residents, team members, and vendors.
• Availability to participate in an on‑call rotation and respond to emergency maintenance needs.

Responsibilities

• Lead and supervise maintenance team members, ensuring high-quality work, productivity, and exceptional resident service.
• Recruit, train, coach, and develop maintenance staff while promoting safe work practices and accountability.
• Oversee service requests, work orders, staff schedules, and vendor activities to ensure timely completion of maintenance projects.
• Manage preventive maintenance programs, building inspections, unit inspections, and curb appeal initiatives to preserve the property's physical assets.
• Perform and coordinate maintenance repairs, including HVAC, plumbing, electrical, appliance, carpentry, and general building systems.
• Review property inspection findings, obtain contractor bids, and assist with capital improvement and maintenance projects.
• Participate in the on‑call rotation and respond to after‑hours maintenance emergencies as needed.
