ResProp Management is seeking an experienced Maintenance Supervisor in Austin, TX. You will oversee service operations, manage repairs, and lead the maintenance team to ensure high-quality resident experiences.

This role requires extensive hands-on maintenance expertise, EPA Universal certification, and strong leadership. You will coordinate with the property manager on performance, purchasing, and safety compliance while ensuring timely unit turns and renovations.

Formación

• At least 8 years of general maintenance/general repair experience, 3 years of apartment industry experience required.
• Management experience required.
• EPA Universal certification required.
• CPO certification highly preferred.
• Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
• Trade Licensing preferred but not required.
• Tech savvy; efficiently use computers and basic software programs.
• Must have own tool kit.
• Must live within 30 minutes of property.
• Must have dependable transportation and be able to accommodate a rotating on-call schedule.
• Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling up to 50 pounds.

Responsabilidades

• Oversee all aspects of the service operations to ensure goals are achieved.
• Participate in completing work orders including repairing and replacing appliances, plumbing systems, and HVAC/electrical systems.
• Maintain a positive attitude and provide quality customer service to residents.
• Train maintenance teammates and encourage them to reach their full potential.
• Provide input to Property Manager on teammate performance and resident praise or corrective action.
• Assist Property Manager in recruiting and interviewing maintenance team members.
• Oversee organization of maintenance shop and property appearance.
• Research and evaluate current and potential maintenance products.
• Schedule and supervise all in-house and vendor work.
• Manage work orders and response times to meet deadlines.
• Responsible for inventory, ordering, and delivery of supplies and equipment.
• Oversee a safe, healthy and accident-free environment; ensure OSHA standards.
• Oversee unit turns and renovations within set timeframes.
• Walk apartments with the leasing team to assess damage and prepare for rent readiness.
