Job summary

Pratum Companies is seeking a Maintenance Supervisor in the United States (Baltimore, MD area) to lead on-site maintenance, oversee repairs, and ensure optimal operation of heating, electrical, and plumbing systems. You will manage make-ready, supervise a maintenance team, and coordinate with contractors for improvements.

The role requires substantial knowledge of residential building systems, relevant licenses/certifications, and strong communication.

Qualifications

• Minimum five years in residential property management or related field.
• HVAC/CFC certifications required or designations
• Lead paint certifications may be required
• Proficient with maintenance programs and MS Office tools

Responsibilities

• Manage maintenance repairs and upkeep of the property.
• Oversee make-ready process for move-ins.
• Initiate and oversee improvement projects and supervise contractors.
• Develop scopes of work and bid work to qualified contractors.
• Control expenses and assist budgeting.
• Maintain vendor relationships and negotiate pricing.
• Direct maintenance team and provide training development.
• Oversee Preventative Maintenance program and documentation.
• Ensure compliance with housing requirements for leasing and management.
• Foster customer service and curb appeal focus.
• Manage payroll and overtime.
• Perform other duties as assigned.
