Job summary

ASD - A Home for Life seeks a Maintenance Supervisor to lead a team of 3–5 technicians across residential properties. You will manage work orders, apartment make-readies, and third-party contractors to ensure safety, compliance, and high-quality maintenance while controlling costs.

Ideal candidates have 5+ years of supervisory maintenance experience, HVAC certification, and a strong grasp of HUD standards and safety regulations.

Qualifications

• Minimum 5 years of supervisory experience in apartment maintenance or facilities leadership.
• Proven ability to lead maintenance teams and deliver results against operational goals.
• EPA Universal or Type II HVAC certification required.
• Strong knowledge of plumbing, electrical, carpentry and general maintenance.
• Familiarity with HUD/HOPWA standards and safety compliance.
• Proficiency with work order systems and MS Office.

Responsibilities

• Lead a team of 3–5 maintenance technicians to complete tickets and apartment make-readies on schedule.
• Oversee daily work orders, scheduling, prioritization and completion of maintenance tasks.
• Monitor safety, quality, and timely completion; drive 90% on-time completion rate.
• Coordinate with third-party contractors and manage bids, contracts, and invoices.
• Control inventory, track usage, and identify cost-saving opportunities.
