Job summary

HSL Asset Management, LLC is seeking an experienced Maintenance Supervisor to lead a maintenance team across apartment communities. You will stay hands-on, prioritize safety, ensure high-quality repairs, and drive timely turnovers while coordinating with the community director to support daily property operations.

The role requires 3–5 years of maintenance and at least 1 year in supervision, plus HVAC/plumbing/electrical knowledge and strong customer service.

Qualifications

3-5 years of apartment maintenance or related maintenance experience.
Minimum 1 year of supervisory experience.
Valid driver's license and current automobile insurance.
In-depth working knowledge of HVAC and air conditioning systems, Plumbing and domestic water systems, Electrical systems, Appliance repair, Painting and drywall repair, Basic carpentry, Flooring, tile, and concrete repairs, Life-safety systems, and general building maintenance.
Strong troubleshooting and diagnostic skills.
Ability to prioritize work orders and delegate responsibilities effectively.
Strong leadership, training, and team-development skills.
Knowledge of workplace safety practices and applicable maintenance regulations.
Excellent customer service and communication skills.
Ability to work in varying weather conditions and meet the physical requirements of the position.
Bilingual (Spanish) is a plus but not required.

Responsibilities

Lead, train, schedule, and support Maintenance Technicians, Porters, and Housekeepers.
Assign maintenance tasks and inspect completed work for quality and accuracy.
Manage resident service requests and prioritize timely completion.
Troubleshoot and perform repairs involving HVAC systems, plumbing, electrical, appliances, fixtures, carpentry, drywall, painting, flooring, and general building maintenance.
Oversee apartment make-ready and turnover maintenance to ensure homes are completed correctly, on budget, and on schedule.
Develop and maintain preventative maintenance schedules for property equipment and systems.
Conduct regular property inspections and immediately address potential safety concerns.
Coordinate emergency maintenance coverage and participate in the on-call/standby rotation.
