Job summary

Comstock Companies is seeking a Sr. Maintenance Manager to lead onsite maintenance teams across multiple luxury communities. Responsibilities include safety, uptime, and customer service excellence while aligning with ownership goals.

The role requires deep knowledge of building systems, budgeting, and supervisory experience, with regular travel between communities. A strong focus on CGA compliance and quality standards is essential.

Qualifications

• High school diploma or equivalent required.
• Current Driver's License required.
• EPA Section 608 Universal Certification required.
• Master Electrician and Plumbing preferred.
• At least 10 years of residential maintenance experience.
• At least 8 years building facilities operation experience in luxury apartments.
• Minimum 5 years supervisory experience in facilities management.
• Building automation systems experience required.
• Excellent customer service and communication skills.
• Strong knowledge of HVAC, electrical, and plumbing systems in multi-family housing.
• Budgeting and basic accounting exposure.
• Understanding of elevator maintenance and fire protection systems.
• Proficiency with computers and MS Office; Yardi preferred.

Responsibilities

• Provide class A customer service and build rapport with residents.
• Supervise and direct maintenance staff; assign work and ensure timely service.
• Partner with Property Manager on budgets and financial reviews.
• Develop multi-year capital project plans and oversee execution.
• Oversee preventive maintenance programs for key systems (HVAC, electrical, plumbing).
• Manage renovations and various aspects of new construction.
• Lead site inspections for property condition, safety, and compliance.
• Ensure apartment turnover and work orders are completed promptly.
• Oversee contractors; enforce safety and regulatory compliance.
• Maintain infrastructure documentation and up-to-date drawings.
