Job summary

Comstock is seeking a Maintenance Manager in Rockville, MD to lead the onsite maintenance team across multiple communities. The role focuses on safely operating machinery and systems, achieving 100% uptime, and delivering outstanding resident service with a strong emphasis on professional conduct and problem solving.

You will supervise staff, manage budgets with the Property Manager, plan capital projects, oversee HVAC, electrical, plumbing, and safety systems, and coordinate with contractors.

Qualifications

• High School Diploma or equivalent required.
• EPA Section 608 Universal Certification required.
• Minimum 10 years residential maintenance experience.
• Minimum 8 years building facilities operation in luxury apartments.
• Minimum 5 years supervisory experience.
• Building automation systems experience required.
• Strong communication and leadership skills.
• Proficient with Microsoft Office and related programs.

Responsibilities

• Provide class A customer service and build rapport with residents.
• Supervise and direct maintenance staff; assign and monitor work.
• Ensure prompt, efficient service by team members.
• Manage budgets and assist with financial reviews with Property Manager.
• Oversee preventive maintenance programs for HVAC, electrical, plumbing and safety systems.
• Coordinate with contractors and oversee renovations and new construction aspects.
• Conduct regular site inspections for condition and compliance.
• Ensure timely apartment turnovers and work orders completion.
