Job Overview:
The Association is seeking an experienced, dependable, and self-directed Lead Maintenance Technician for Building Operations for a mid-rise condominium community in Scottsdale.This is a hands-on position with elevated responsibilities. The successful candidate will perform general maintenance while coordinating daily maintenance operations, prioritizing work and overseeing contractors working on the property.
The individual must be comfortable working independently, identifying problems before they become emergencies, making sound day-to-day decisions, and keeping the Facilities Manager and General Manager informed of building conditions and maintenance needs.
Previous experience in a mid-rise or high-rise condominium, apartment community, hotel, commercial building, or similar residential property is strongly preferred.
Compensation: $24 - $27 per hour based on experience
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.
Your Responsibilities: Building Maintenance and Operations
- Perform routine maintenance and repairs throughout the property.
- Inspect common areas, mechanical rooms, roofs, equipment, lighting, doors, gates, plumbing fixtures, and other building components.
- Perform basic plumbing, electrical, carpentry, drywall, painting, and general repair work.
- Identify maintenance concerns and take appropriate corrective action.
- Monitor building systems and promptly report conditions requiring a licensed or specialized contractor.
- Develop and complete preventive-maintenance schedules.
- Maintain clean, safe, attractive, and properly operating common areas.
- Assist with pools, spas, water features, irrigation systems, and exterior maintenance, as qualified.
- Respond to building emergencies and participate in an after-hours on-call schedule when required.
Leadership Responsibilities
- Coordinate and oversee the daily work of maintenance vendors, janitorial, or other assigned property personnel.
- Assign and prioritize work orders and verify that work has been completed properly.
- Monitor vendor performance and communicate performance or safety concerns to the General Manager.
- Help establish consistent maintenance procedures and quality standards.
- Promote a professional, service-oriented, and safety-conscious work environment.
- Assist the Facilities Manager and General Manager with employee scheduling and coverage.
- Make recommendations regarding staffing, equipment, supplies, repairs, and property improvements.
Contractor and Project Oversight
- Coordinate access and scheduling for contractors and service providers.
- Monitor contractor activity and verify that work is completed according to the approved scope.
- Communicate project status, delays, concerns, and completion information to the General Manager.
- Assist with obtaining proposals, reviewing the scope of work, and documenting contractor performance.
- Conduct follow-up inspections after repairs or projects are completed.
- Ensure contractors follow property rules and applicable safety procedures.
- Maintain appropriate professional boundaries and obtain management approval before authorizing additional work or costs.
Documentation and Communication
- Maintain accurate work orders, preventive-maintenance records, inspection logs, equipment information, warranties, and supply inventories.
- Provide regular maintenance reports to the General Manager.
- Document building conditions with written reports and photographs when appropriate.
- Communicate professionally with residents, employees, vendors, Board members, and management.
- Immediately report safety hazards, water intrusion, equipment failures, property damage, and other urgent conditions.
- Maintain appropriate confidentiality when working in or around residential units.
Required Skills & Qualifications
- 2+ years of building, facilities, or residential property maintenance experience; high-rise, condominium, multifamily, hotel, or commercial building experience preferred.
- Working knowledge of plumbing, electrical, carpentry, drywall, painting, mechanical systems, and general building repairs.
- Ability to work independently, prioritize responsibilities, and recognize when licensed contractors are required.
- Strong troubleshooting, organizational, communication, customer service, and time-management skills.
- Proficient with email, work-order systems, and electronic maintenance records.
- Valid driver's license and reliable transportation.
Preferred Skills & Qualifications
- Relevant certifications such as HVAC, CPO, OSHA, electrical, plumbing, or similar maintenance credentials.
- Experience with high-rise building systems, including elevators, pumps, cooling towers, fire/life-safety systems, access controls, and water systems.
- Experience coordinating contractors, managing repair projects, inventory, purchasing, and preventive maintenance programs.
Education and Experience:
- HOA residential maintenance OR equivalent: 2 years (preferred)
- Property OR High-Rise Management OR equivalent: 2 years (preferred)
- Excellent handyman skills, including maintenance in electrical, plumbing, and HVAC: 2 years (preferred)
Physical Requirements:
- This position requires regular standing, walking, bending, climbing stairs and ladders, and working indoors and outdoors in Arizona weather.
- The employee must be able to safely lift and carry approximately 50 pounds
- Able to operate standard hand and power tools.
Work Location: Scottsdale, AZ
Work Hours: Monday – Friday, 8 hours per day. Weekends and evenings as necessary for special projects or emergencies
