Job summary

11Residential is seeking a Maintenance Technician to service three Bozeman properties—Madison Park, Gallatin Trails, and Copper Pines. You will handle general maintenance, unit turns, and curb appeal to ensure market-ready homes meet standards.

Collaborate with on-site staff to address service requests and maintain a high level of resident satisfaction. Ideal candidates have 1+ year of maintenance experience, familiarity with maintenance software, and strong communication.

Qualifications

• 1+ years of experience in property maintenance or related field.
• Multi-family property management experience preferred.
• HappyCo or similar maintenance software experience is a plus.
• Proficient with Microsoft Office; communicate with residents and management.
• Strong verbal and written communication; integrity and teamwork.
• Must meet physical requirements and be able to work outdoors/in varying weather.
• On-call availability outside normal working hours; valid driver’s license.

Responsibilities

• Perform general maintenance tasks, unit turns, and curb appeal to standards.
• Respond to service requests and coordinate with on-site team with minimal callbacks.
• Complete make-ready activities for vacant units and remove trash.
• Troubleshoot and repair major/minor systems as needed.
• Conduct daily property walks and address maintenance needs.
• Provide professional customer service and support other properties as needed.

Education and Qualifications

• 1+ years of experience in property maintenance, general maintenance/construction, or a related field.
• Multi-family property management experience is highly preferred.
• ExperienceusingHappyCooranothersimilar property maintenancesoftware is a plus.
• Familiarity withMicrosoft Office Suiteto communicate efficiently with management, teammates,andresidents.
• Strong verbal and written communication skills.
• Mustpossessa high levelof integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service.
• Must be able to meet the physical requirements of the joband work with paints, pool chemicals, and other potentially hazardous materials in compliance with safety standards.
• Ability to work both indoors and outdoors in varying weather conditions, including exposure to heat, cold, and other environmental elements.
• Available to be on a rotating on-call schedule for emergencies outside of normal working hours.
• A High School Diploma/GED is required.
• Must hold andmaintaina valid driver's license and reliable transportation.
• Must be able to work on-site and travel between properties. This position isnot eligible for remote work.

Compensation

• The compensation range for this position is $22 to $26per hour (depending on experience and skills).

Physical Requirements

To successfully perform the essential functions of this job, the employee must be able to:

• Lift, push, and pull up to 100 pounds.
• Walk the properties several times daily, up to 10 miles a day.
• Walk on uneven surfaces and climb several flights of stairs on a regular basis.
• Visually and audibly observe and detect signs of emergency.
• Sit, stand, reach, bend, and stoop for extended periods of time.
• Use standard maintenance equipment.
• Ability to work in indoor and outdoor environments with exposure to varying weather conditions, including heat, cold, ice, snow, dry conditions, and other inclement weather.
• Speaking and expressing or exchanging ideas by means of written and spoken word.
• Convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
