Job summary

Custom Luxury Residential Construction in Monmouth County, NJ seeks an experienced Residential Construction Estimator to own the estimating process for high-end homes, additions, and renovations. You will coordinate with homeowners, architects, designers, and subcontractors to develop accurate, profitable estimates and guide clients through planning to signed contracts.

The role requires 7+ years in residential estimating, strong cost analysis, and the ability to explain pricing clearly.

Qualifications

7+ years of residential construction estimating experience.
Experience independently developing complete estimates from plans and specifications.
Strong ability to read and interpret architectural drawings, structural plans, specifications, and engineering documents.
Experience presenting estimates directly to homeowners or clients.
Strong Excel or Google Sheets skills.

Responsibilities

Prepare complete estimates for custom homes, additions, major renovations, and other complex residential projects.
Review drawings, specifications, and site conditions to develop accurate budgets.
Solicit pricing from subcontractors, suppliers, and vendors and ensure bid coverage.
Maintain internal pricing for labor, materials, subcontractors, and suppliers.
Develop change-order pricing and value-engineering options.
Meet with homeowners, architects, and designers to understand scope and budget expectations.
Follow up on proposals and help move clients from estimating to contract execution.
Ensure final estimate reflects approved scope and pricing.
