Job summary

True Connection Communities is seeking a Maintenance Director for our Leander, TX community. This role leads maintenance staff, oversees preventive and corrective maintenance, and manages budgets and safety programs to ensure a high-quality living environment for residents.

The ideal candidate has strong mechanical skills, supervisory experience in maintenance, and a track record of delivering reliable building operations.

Qualifications

• Must possess a high school diploma or equivalent.
• Must possess excellent mechanical skills (HVAC, electrical, carpentry, painting, etc.) and a minimum of three (3) years’ supervisory experience in a maintenance-related role.
• Experience in maintenance with property management, lodging, or Senior Living/Assisted Living/Memory Care is a plus.
• Excellent mechanical skills (HVAC, electrical, carpentry, plumbing, painting, etc.).
• Exhibits excellent customer service to residents, families and prospects and promotes the community positively.
• Strong skills diagnosing maintenance problems and resolving issues within budget.
• Basic familiarity with computers.
• Valid state driver’s license and clean driving record.

Responsibilities

• Oversee hiring, training and managing all maintenance team members, including scheduling and performance reviews.
• Motivate, discipline, train and evaluate staff in the department.
• Schedule staff according to budget and maintain proper staffing levels.
• Ensure a safe, sanitary environment meeting health, safety and regulatory standards.
• Manage labor expenses and supply budgets within limits.
• Assist in developing department budgets including service, labor and capital needs.
• Perform preventive maintenance on mechanical systems and document PM data.
• Perform general maintenance on community equipment, buildings and grounds.
• Understand HVAC and other systems and implement PM programs.
• Conduct daily building, grounds and equipment inspections and address repairs.
• Oversee work orders and ensure timely resolutions.
• Participate in in-service training and safety programs.
• Manage safety and fire protection programs and safety committee initiatives.
• Maintain drawings, plans and warranties on file.
• Maintain building appearance and support events.
• Coordinate with outside vendors for maintenance and grounds services.
• Maintain service mindset during calls and interactions onsite.
• Perform other duties as assigned.
