You will work with leadership, brokers, engineers, attorneys, and landowners to secure sites and manage due diligence, financial modeling, and acquisition processes.

The role emphasizes market analysis, relationship building, and strategic negotiations to expand the company’s Richmond presence with multiple active projects.

Qualifications

• Bachelor's degree requirement in a related field.
• 5+ years in land acquisition, real estate development, land development, homebuilding, or related fields.
• Strong understanding of residential development processes.
• Proven ability to build and maintain industry relationships.
• Excellent communication and negotiation skills.
• Strong financial and analytical capabilities.
• Valid driver's license.

Responsibilities

• Identify and source residential land acquisition opportunities throughout the Richmond market.
• Develop relationships with landowners, brokers, developers, engineers, attorneys, and industry professionals.
• Generate both marketed and off-market acquisition opportunities.
• Maintain a strong pipeline of potential projects and development sites.
• Monitor competitor activity, zoning changes, growth corridors, and market trends.
• Present recommendations and investment analyses to senior leadership.
• Lead negotiations with landowners, brokers, and stakeholders.
• Prepare LOIs, purchase agreements, and acquisition documentation.
• Coordinate contract execution and closing activities.
• Work closely with legal counsel during transaction negotiations.
• Manage contract milestones and critical acquisition timelines.
• Collaborate with engineering, planning, development, and construction teams.
• Support entitlement and feasibility efforts during the acquisition phase.
• Assist with project transitions from acquisition through development.
• Participate in site visits, municipal meetings, and stakeholder discussions as needed.
