Job summary

LVI Associates is seeking a Director of Land Acquisition in Northern Virginia to lead sourcing, underwriting, negotiation, and execution of residential land acquisitions across Prince William, Stafford, Fredericksburg, and surrounding growth markets.

This senior leadership role requires a proven track record in closing residential land deals, deep market knowledge, and the ability to guide cross-functional teams through due diligence, zoning, and approvals.

Qualifications

• 7+ years of residential land acquisition or related real estate experience.
• Proven track record sourcing and closing residential land transactions.
• Strong knowledge of Northern Virginia residential development markets.
• Experience with land underwriting, zoning, entitlements, and financial modeling.
• Established relationships within the regional land and development community preferred.
• Excellent negotiation, communication, and presentation skills.

Responsibilities

• Source and evaluate raw land, entitled land, and finished lot opportunities across Northern Virginia.
• Build and maintain relationships with landowners, brokers, developers, municipalities, engineers, and consultants.
• Underwrite acquisitions, prepare financial analyses, and present investment opportunities to senior leadership.
• Negotiate purchase agreements, option contracts, and other transaction documents.
• Manage due diligence, entitlement reviews, zoning analysis, and transaction execution through closing.
• Partner with development, engineering, and legal teams to advance projects through approvals and permitting.
• Monitor market trends, competitive activity, and emerging growth corridors to drive acquisition strategy.
