Job description

Senior Financial Planning and Analysis Analyst

The Senior Financial Planning and Analysis Analyst supports the Director of Financial Planning and Analysis in managing the company’s real estate portfolio. Responsibilities include reviewing property performance, analyzing economic/market factors, preparing valuations, and streamlining reporting processes.

Supervision Received: Reports to Financial Planning and Analysis Manager
FLSA Status: Exempt
Location: Home Office

Essential Functions:

  1. Create and maintain financial valuation models for the portfolio, understanding real estate operating and loan agreements.
  2. Prepare analysis for annual budgets, identify outliers, and resolve issues with Financial Managers and SVPs.
  3. Project and monitor cash flow and net operating income, analyzing operating data and budgets.
  4. Complete debt service coverage ratio tests for development entities, working with teams to meet operational requirements.
  5. Analyze quarterly financial reports to assess asset and portfolio performance.
  6. Consolidate operational challenges for reporting to CFO/CEO.
  7. Review fund-level analysis, property waterfalls, and distribution calculations, understanding capital structures and agreements.
  8. Participate in strategic planning of assets.
  9. Execute initiatives or projects for the CFO.
  10. Analyze refinancing and disposition opportunities as needed.
  11. Prepare reports for the Beacon board, investors, lenders, and management.
  12. Monitor key financial metrics like occupancy and collections.

Minimum Qualifications:

Education:

  • BA or BS in Finance, Accounting, Business, Economics, Real Estate, or related field.

Qualifications, Abilities, and Skills:

  • Minimum 3 years of experience as a financial analyst in real estate, with knowledge of financing structures and governance documents.
  • Experience with both affordable and market-rate multifamily properties.
  • Strong analytical and problem-solving skills.
  • Proficiency in financial modeling, operations, and analysis.
  • Advanced skills in Excel, PowerPoint, Word.
  • Effective communication skills, verbal and written.
  • Some travel required across New England, Mid-Atlantic, and Northeast regions.
