Job summary

SDAC is seeking an experienced Operations & Maintenance Project Manager to oversee operations at a large government building in New York City. This onsite role leads facility employees, coordinates maintenance and custodial services, manages subcontractors, and serves as the primary client contact.

Qualifications

• Minimum 10 years in operations and maintenance.
• At least 8 years in management for commercial or government facilities.
• Experience managing operations and maintenance for large commercial or federally owned buildings.
• Experience supervising skilled maintenance employees and custodial teams.
• Experience managing subcontracted specialty services.
• Strong knowledge of mechanical, electrical, plumbing, and building systems.
• Experience using a CMMS for work orders, preventive maintenance, inventory, and reporting.
• Ability to manage multiple projects and priorities while maintaining daily building operations.

Responsibilities

• Provide management, supervision, and coordination for employees at the assigned government building.
• Lead HVAC mechanics, electricians, general maintenance technicians, custodial employees, and other facility personnel.
• Serve as the primary contact and Quality Control Representative for the client.
• Ensure work meets contract requirements, safety standards, applicable codes, and client expectations.
• Oversee preventive and predictive maintenance, repairs, work orders, inventory, and energy‑management activities.
• Manage the CMMS and ensure maintenance records are complete and accurate.
• Conduct routine building inspections and verify the quality of work by employees and subcontractors.
• Manage subcontracted services such as water treatment, fire protection, elevator maintenance, and other specialty services.
• Prepare scopes of work and RFPs, solicit bids, evaluate contractors, and oversee project completion.
• Manage alterations, repairs, and capital improvements involving HVAC, roofing, plumbing, electrical systems, and other upgrades.
