Job summary

South Dade Air Conditioning & Refrigeration, Inc. is seeking an Operations and Maintenance Project Manager to provide on-site management for a contracted government facility in New York.

You will supervise facility staff, oversee building systems, manage preventive/predictive maintenance, and coordinate subcontracted services to ensure contract compliance and high-quality service delivery. The role requires proactive leadership, technical expertise, and the ability to manage multiple projects

Qualifications

• 10+ years O&M experience, 8+ years in management.
• Experience managing large facilities (≥500,000 sq ft).
• Experience managing subcontracted specialty services.
• CMMS proficiency for building management, inventory, and work orders.
• Ability to manage multiple projects and task orders.
• MS Office proficiency.
• Bilingual (English/Spanish) and OSHA-30 certification (preferred).
• Must be able to obtain HSPD-12 federal security clearance.

Responsibilities

• Provide on-site management, supervision, and coordination of facility staff.
• Serve as client liaison and Quality Control Representative for contract scope.
• Oversee preventive/predictive maintenance and CMMS usage.
• Procure and manage outsourced contracts and supplies via bids.
• Maintain reporting of facility performance, billing, and client reports.
• Inspect regularly to verify service quality by staff and subcontractors.
• Manage alterations and capital projects, including bids and scopes.
• Develop and maintain Building Operating Plan and ensure safe MEP operation.
• Oversee projects like HVAC, roofing, plumbing upgrades.
• Ensure compliance with safety programs and client policies.
• Maintain records of maintenance tasks, inventory, budgets, and subcontractor performance.
• Handle POs and invoicing reconciliations.
• Provide training to on-site contractor personnel.
• Be available for after-hours emergencies.
• Maintain updated blueprints and manuals.
• Identify energy-saving measures.
• Coordinate design reviews, bidding, and major capital improvements.
• Perform monthly property inspections and documentation.
• Liaise with client employees and occupants.
• Perform other related duties as assigned.
